RESIDENTS PERCEPTION ON STRATA PROPERTY SHARED FACILITIES POTENTIAL FOR COMMERCIALISATION

Abstract

Service charge is a fee charged by the management to each unit owner in strata building for the purpose of covering the necessary costs and expenses for the management and maintenance work including facilities available in the building. However, service charges are keep increasing due to high material costs and operating costs. As a result, residents are neglect to pay service fee because expensive amount of charged. Therefore, this purpose of this study to investigate other alternatives to reduce the burden of residents to pay the services charge and ensure the building can be maintained properly. In the regard, this study was conducted to identify the facilities available in strata buildings as well as to evaluate the potential of facilities/common space to be commercialized to external users in strata building. To achieve the objective of the study, researchers used quantitative method by distribute questionnaire to residents of Twin Residences Apartment Tampoi, Johor to obtain the opinion to commercialization the facilities or common property. As a result, most of the residents disagree to commercialization the facilities and common area due to security and safety issue.

Abstract

The smart home is an advent innovation that emergence the home automation and had a reflective influence on the built environment. Smart home development and adoption is still a new phenomenon and trend and also relatively limited in Malaysia. Smart home technologies become easier in monitoring home and control accessible for the homeowners from anywhere and anytime with connecting to the Internet of Things (IoT) principle. However, the homeowners are still unaware about the needs of smart home technologies in their life that is actually useful and helpful which is leading to smart home living and sustainable lifestyle. Therefore, the purpose of this is to identify the basic concept of smart home technologies and to study the needs of smart home technologies components that influences their decision to adopt them into their house. This is a quantitative study and involves a small survey among smart home users in Hulu Langat, Selangor. Descriptive statistics, Cross tabulation analysis were used to analyse the data by using the Statistical Package for Social Science (SPSS) software. Besides, the qualitative data that gathered from the respective respondents, then the data were transcribed into text for data analysis stage and the analysis was conducted by using content analysis. Key finding shows that the smart home technologies well received by the majority of the homeowners. From the study, it found that demographic profile of homeowners, technological orientation and individual perception are the key indicators that influencing the homeowners’ decisions to install the smart home technologies in their home.

ADOPTION OF SMART HOME TECHNOLOGIES FEATURES AMONG THE HOMEOWNERS IN HULU LANGAT, SELANGOR

Abstract

Building Information Modelling (BIM) is considered as the solution for information handling within facilities management. This paper aims to investigate the current literature for critical success factors (CSFs) of BIM implementations, construct a compilation, and distinguish gaps related to factors of BIM implementation. Hundreds of articles were searched using keywords identified from the literature review. Endless series of article abstract reviews resulted in 33 articles selected for the compilation. CSF constructs were then identified using content analysis methodology and an inductive coding technique. A subsequent critical analysis identified gaps in the literature base. The most significant finding is the lack of research that has focused on the identification of CSFs from the perspectives of key stakeholders. Additionally, it appears that the most widely cited CSFs comprehended around the factors of people, process and little detail on specific implementation tactics. There is a need to focus future research efforts on the study of CSFs as they apply to the perspectives of key stakeholders and to ensure that this stakeholder approach is also comprehensive in its coverage of CSFs. One of the key limitations of this research is the occurrence of duplication in the frequency analysis of the success factors, which led to secondary research being the primary methodology for a large number of the articles cited. This research provides a comprehensive compilation of all previously identified BIM implementation success factors through a clear, structured methodological approach.

Abstract

Facilities management (FM) is a vital function in order to create an environment that strongly supports the core business of the organization. To keep the business interesting, the servicescape in an environment should be well suited to the consumers. Servicescape needs by building or organization in order to deliver the services. Most of the studies that are related to servicescape have mostly from the marketing area. There are lacks study in FM area and limited research on the servicescape in FM context. More studies are needed to examine servicescape and in this paper, the researcher has focused on the FM context. Servicescape and FM are interrelated. Servicescape refers to the physical environment that is manmade environment while FM is responsible to create a pleasant environment that encompasses servicescape elements. Thus, the aim of this paper is conducted to understand the servicescape in facilities management (FM). This research adopts a comprehensive literature review from numerous published sources. All related references were discovered through an electronic database, journals, and books. The literature review is utilized to identify the definition of servicescape, elements of servicescape, and impact of servicescape on business performance. The elements of servicescape have been classified into four dimensions which are ambient condition, spatial layout and functionality, sign, symbol and artifacts, and cleanliness. Servicescape as efficient elements used to impact business performance. The elements of servicescape will impact on customers’ action, which leads them to approach or avoid after experience in that environment. Hence, this paper provides new information and added value to the facility management context.

ELEMENTS OF SERVICESCAPE IMPACT ON BUSINESS PERFORMANCE: FACILITIES MANAGEMENT CONTEXT

Abstract

Energy is one of the most important sources to modern human lifestyle. As a result of too much energy consumption, excessive carbon emission has occurred and resulting in global warming. Due to this cause, a lot of sustainable programs have been organized by different parties to preserve the environment in the future. Therefore, this study was undertaken to assess the level of awareness and efforts among the occupants of residential buildings in adapting energy conserving practices in their daily life. This study involved 100 respondents, randomly chosen and by using the distribution of questionnaires. The analysis that is used to achieve the objectives of the study was Cross Tabulation Analysis, Frequency Analysis, and Likert Scale Analysis. The study found that occupants of residential buildings contribute a high effort in adopting energy conserve practice in daily life. In order to practice energy saving, the use of energy-efficient equipment and changing behavioral in energy consumption are the two methods used to save energy. It is found that, the respondents used both in practice.

ENERGY SAVING IN RESIDENTIAL BUILDINGS: RESIDENT’S EFFORT AND AWARENESS

Abstract

Middle-income group is known as a group of earners that are mostly renting especially in the big cities in Malaysia. Despite various housing schemes introduced by the government, various factors have been discovered as barriers for this group to own a house. As the rate of renting a house is higher than owning in the urban area, this study aims at identifying and ranking the factors influencing middle -income group to rent in Johor Bahru. For this purpose, quantitative data were collected through a questionnaire survey involving the middle-income group in Johor Bahru area. Data collected were analysed using frequency analysis and the Relative Importance Index (RII). The main macroeconomic factors found to influence the rental decision were higher house prices as well as increasing density of population and competition in demand, while the microeconomic factors were higher house prices, accessibility and distance from the workplace. The findings from this study may provide the information to improve the current housing policy or initiative introduced by the government.

FACTORS INFLUENCING RENTAL DECISION AMONG MIDDLE-INCOME GROUP IN JOHOR BAHRU

Abstract

The housing affordability issue forced intervention and the formulation of affordable housing policies by the Malaysian government. Despite its effort, some areas in Malaysia still experience either a shortage or surplus of houses, which reflects ineffective affordable housing policies. To address this issue, an appropriate forecasting method may assist in allocating affordable housing supplies that respond to current and future housing demands. Thus, this research aims to determine the most appropriate method for forecasting affordable housing demand. In this research, empirical literature works were reviewed to investigate significant factors influencing housing demand and forecasting models applied. It was observed that population growth, birth rate, infant mortality rate, inflation rate, income rate, housing stock, GDP rate, unemployment rate, and poverty rate are the significant factors influencing housing demand. A higher accuracy of housing demand estimation is expected for the Artificial Neural Network (ANN) model compared to other models. The superior performance of ANN in predicting housing demand highlights the need for more research in this area.

FORECASTING AFFORDABLE HOUSING DEMAND – A LITERATURE REVIEW

Abstract

Housing is the basic needs for human being. Living in high-rise properties has increasingly become an accepted reality of the today’s society particularly in urban country such as Hong Kong, Singapore and Malaysia. However, high-rise living causes the numbers of social problems such as suicide, social isolation, increasing in crimes, feeling of anxiety and depression and so forth. Hence, this study aims to ascertain the social problems in high-rise living and determine the factors that contribute to the social problems in high-rise living. A Likert-scale questionnaire survey is used to achieve both objectives. The data is analysed by using frequency analysis and mean scores. The findings of the results show that the main social problems in high-rise living is social isolation while the main factors contribute to the social problems is Airbnb factor and lack of communication with neighbours. This study suggested that similar research should be undertaken for different type of accommodation as social problems occur not only for high-rise living residents only.
