Abstract

Condominium marketing involves a complex process of identifying buyer‟s behaviour, particularly their preferences. Analysis of buyer‟s preference, trade-off, and utility for different attributes of property products is vital to developers for a successful marketing. This paper examines the application of conjoint analysis to determine the combination of attributes that give potential buyers the highest expressed utility in choosing condominium properties. Respondents were exposed to a set of attributes that define the profiles of a particular condominium property and were asked to express their preference. They were also asked to indicate their level of total cardinal utility for each given profile. The utility-attribute relationship was then modeled using least squares technique for explanatory and predictive purposes. The results showed that price was the main priority in buying condominium units while location can be traded-off for a larger built-up area. The important implication of this study is that the analysis can identify market needs with respect to consumer‟s choice, preference, and expressed utility.

Abstract

The Ministry of Education Malaysia has urged all education centres to conserve energy. Energy wastage tends to occur in Malaysian universities mainly due to inefficient use of energy and lack of awareness among building users. In this context, energy conservation should be implemented to optimize energy use. This paper discusses the concept of a sustainable university with a view to propose some steps to conserve energy and achieve sustainability. Review of literature reveals that energy conservation methods can be classified into two categories: structural and non-structural. Within the context of these two categories, five high-impact energy conservation methods are suggested, including renewable energy, improvement of energy efficiency, energy usage management and monitoring, promotion and integration of energy concept, improvement on energy saving awareness and energy-use behaviour. Based on the recommendations in this paper, Malaysian universities can adopt energy conservation methods that can be in harmony with their policies and strategies.

ENERGY CONSERVATION OPPORTUNITIES IN Malaysian Universities

Abstract

Energy management is one of the environmental management issues which needs to be addressed by facilities managers, as part of their support to their organisation’s effectiveness and well -being. Overall energy consumption and carbon dioxide emission is significant in majority of higher educational institutions due to their large number of buildings. Improving the energy performance of buildings is one of the ways to address this challenge. A strategy for achieving this is proper targeting and monitoring of energy consumptions. The aim of this paper is to review the state of knowledge of energy performance monitoring in the context of higher education institution. It is discusses the concepts underlying current energy performance theories and attempts to identify the need for developing a comprehensive building energy performance information system for higher educational institutions as one of the ways of promoting environmental sustainability in higher educational institutions.

MONITORING ENERGY PERFORMANCE IN HIGHER EDUCATION Buildings for Sustainable Campus

Abstract

Muslim countries often in world conferences relating to sustainable development team up with non-Muslim countries, following principles that may or may not have legitimacy in terms of their social and cultural beliefs. Policy on alien principles may fail. Can Muslim Countries have their own principles to guide them in achieving sustainable development? This article focuses on the nature of pursuable development in the economic model of Ibn Khaldun. The author cursorily examines Ibn Khaldun famous work al-Muqadimmah, as well as the interpretations of his work offered by contemporary scholars. This article reinterprets those views and concludes that the economic growth theory of Ibn Khaldun suggests sustainable development if one opts for a moderate rate of integrated development. Ibn Khaldun‟s theory of development runs towards the same direction as that of Basic Needs, Dematerialisation, and de-growth in our time. Over consumption, corruption of morality, and the greed for luxury are recognised the indicators of fall of civilisations which are taken here to be the indicators of unsustainable development. His views can guide Muslim countries in drafting development policy and also can be used by educators for promoting sustainable development in Muslim Countries.

PRINCIPLES OF SUSTAINABLE DEVELOPMENT IN IBN Khaldun’s Economic Thought

Abstract

Housing represents the largest single lifetime investment to most individuals. However, others will see the importance of housing as a shelter and to fulfil their fundamental needs only. The relationship between demographic factors, house prices and housing affordability, is important, in the context of such need, since there is an increasing volume of literatures detailing the relationship between affordable housing needs and populations in Malaysia. The first objective of this paper is to study the level of affordable housing price in urban areas. The second objective is to study the relationship between demographic factors and housing affordability, by taking in Johor Bahru as a case. A survey has been carried out by using questionnaires distributed among 200 respondents in the district of Johor Bahru. A total of 183 were returned. The results were analysed using frequency, Likert Scaling, cross tabulation, Pearson and bivariate correlation. The study found that there was a significant correlation  between demographic factors in determining affordable housing within Johor Bahru area. Demographic factors such as marital status, number of household, age distribution, educational level, and household income of different respondents might have influenced the housing market and have resulted in different levels of affordability. This study also disclosed that affordable housing price in the study area was not more than RM150, 000 per unit. Besides, people preference was more focused on
double and single storey terraced houses.
