Studies on valuers\u2019 decision-making behaviour imply that client influence is an important\u00a0source of judgemental bias. Academic interest in this area, however, has evolved from the task of identifying the\u00a0existence of client pressure to studies that explain the mechanism of client influence in relation to specific valuation\u00a0types. This paper offers a thorough review of the existing studies on client influence with the aim to underline future\u00a0research areas. The existing literature is organised and discussed under three topics: (1) client pressure evidence; (2)\u00a0influences related to client characteristics; and (3) influences related to specific valuation purposes. The need for\u00a0better data and methodological solutions is a major constraint and it is expected that future studies in this area would\u00a0utilise both quantitative and qualitative approaches in order to explain the extent and effect of this phenomenon on\u00a0valuation. This paper fills in the gap by taking Malaysia as a case study. Based on\u00a0the stated preferences for environmental amenity among potential homebuyers and 442 sale transactions\u00a0recorded between 2006 and 2010, property environmental attributes in terms of geographic orientation,\u00a0position, and proximity were included in the regression equation of home price. The regression results were\u00a0generally consistent with those obtained from respondents\u201f feedback. This paper concludes that there is\u00a0evidence to show that homebuyers in a developing market place a significant importance of environmental\u00a0amenity on property price. Using planned\u00a0timetabling of rooms usage, data are collected through interviews and questionnaire survey. The analysis\u00a0shows that UFO rate for Universiti Teknologi Malaysia (UTM) is as good as in the United States and\u00a0United Kingdom. This paper suggests that in order to increase utilisation rate, HEIs should consider\u00a0occupancy rate as it is the determining factor affecting the utilisation rate.
