Mar Iman,\u00a0Norhaya Kamarudin\u00a0and Seah Lay Hoon<\/p>\n<p>Abstract<\/p>\n<p>Condominium marketing involves a complex process of identifying buyer\u201fs behaviour, particularly their\u00a0preferences. Analysis of buyer\u201fs preference, trade-off, and utility for different attributes of property products is\u00a0vital to developers for a successful marketing. This paper examines the application of conjoint analysis to\u00a0determine the combination of attributes that give potential buyers the highest expressed utility in choosing\u00a0condominium properties. Respondents were exposed to a set of attributes that define the profiles of a particular\u00a0condominium property and were asked to express their preference. They were also asked to indicate their level of\u00a0total cardinal utility for each given profile. The utility-attribute relationship was then modeled using least\u00a0squares technique for explanatory and predictive purposes. The results showed that price was the main priority in\u00a0buying condominium units while location can be traded-off for a larger built-up area. Energy wastage tends\u00a0to occur in Malaysian universities mainly due to inefficient use of energy and lack of awareness among\u00a0building users. In this context, energy conservation should be implemented to optimize energy use. This paper\u00a0discusses the concept of a sustainable university with a view to propose some steps to conserve energy and\u00a0achieve sustainability. Review of literature reveals that energy conservation methods can be classified into two\u00a0categories: structural and non-structural. Within the context of these two categories, five high-impact energy\u00a0conservation methods are suggested, including renewable energy, improvement of energy efficiency, energy\u00a0usage management and monitoring, promotion and integration of energy concept, improvement on energy saving awareness and energy-use behaviour. Overall energy consumption\u00a0and carbon dioxide emission is significant in majority of higher educational institutions due to their large number\u00a0of buildings. Improving the energy performance of buildings is one of the ways to address this challenge. A\u00a0strategy for achieving this is proper targeting and monitoring of energy consumptions. The aim of this paper is to\u00a0review the state of knowledge of energy performance monitoring in the context of higher education institution. Can Muslim Countries have their own principles to guide them in achieving\u00a0sustainable development? This article focuses on the nature of pursuable development in the economic model of\u00a0Ibn Khaldun. The author cursorily examines Ibn Khaldun famous work al-Muqadimmah, as well as the\u00a0interpretations of his work offered by contemporary scholars. This article reinterprets those views and concludes\u00a0that the economic growth theory of Ibn Khaldun suggests sustainable development if one opts for a moderate rate\u00a0of integrated development. Ibn Khaldun\u201fs theory of development runs towards the same direction as that of Basic\u00a0Needs, Dematerialisation, and de-growth in our time. Over consumption, corruption of morality, and the greed for\u00a0luxury are recognised the indicators of fall of civilisations which are taken here to be the indicators of\u00a0unsustainable development. However, others will see the\u00a0importance of housing as a shelter and to fulfil their fundamental needs only. The relationship between\u00a0demographic factors, house prices and housing affordability, is important, in the context of such need, since\u00a0there is an increasing volume of literatures detailing the relationship between affordable housing needs and\u00a0populations in Malaysia. The first objective of this paper is to study the level of affordable housing price in\u00a0urban areas. The second objective is to study the relationship between demographic factors and housing\u00a0affordability, by taking in Johor Bahru as a case. A survey has been carried out by using questionnaires\u00a0distributed among 200 respondents in the district of Johor Bahru. A total of 183 were returned. The results were\u00a0analysed using frequency, Likert Scaling, cross tabulation, Pearson and bivariate correlation. The study found\u00a0that there was a significant correlation\u00a0 between demographic factors in determining affordable housing within\u00a0Johor Bahru area. Demographic factors such as marital status, number of household, age distribution,\u00a0educational level, and household income of different respondents might have influenced the housing market\u00a0and have resulted in different levels of affordability. This study also disclosed that affordable housing price in\u00a0the study area was not more than RM150, 000 per unit.
